DEED
WARS

Buy low. Sell high. Pay back Uncle Gip.

Deed Wars is an 8-bit real estate trading game set in Pittsburgh. You start with $25,000 cash, a $50,000 loan from Uncle Gip, and a city full of rowhouses, duplexes and Carson Street storefronts. Flip, renovate and hold your way across six neighborhoods. Keep Gip happy. He’s the best friend you’ve got, right up until you miss a payment.

Inspired by the trading games a generation played on graphing calculators in math class.

How it plays

Three moves

Buying two duplexes, with price, listings and closing costs
1

Buy low

Every neighborhood prices things differently, and only so many listings show up each month. Look for DEAL and STEAL tags.

Travel map of Pittsburgh with the rivers and six neighborhoods
2

Make your move

Each trip across town takes a month. Rent comes in, utilities go out, and Gip’s interest ticks up.

3

Sell high

Flip for a profit, sell five at once for an assemblage premium, or renovate and hold for the rent.

The OG. Fronted you the money to get started. Great guy. Doesn’t take anybody’s crap.

That’s you. Change the name on the start screen.

Mike

Developer. Adds 25% to every building you sell and cuts your utilities in half.

Kit

Scout. Checks a different neighborhood every month and texts you when there’s a steal.

Jensen

Crew and guitar. Cheaper renovations, cheaper repairs, and live shows at your buildings.

Nate

Local politician. Gets your rezones through and keeps inspectors off your back. Needs your help every November.

Lonnie

The cool guy. Nobody knows what he does, but people take you more seriously.

Uncle Gip

“Pay me on time and we’re golden, n’at.”

Pay Gip something every month and he lowers your rate, lends you more, and slips you insider tips. Forget his birthday in March and he notices. Fall behind and he stops by with cannoli. Keep ignoring him and he sends the nephews.

Landmark

The Carriage House

A one-of-a-kind South Side landmark that hits the market around month 10. Buy it and it earns event rent, and the parties there get a lot better, especially with Lonnie around.
