01THE PROBLEM
Most small-town rental listings are a blurry photo and a phone number. Coterie manages apartments and storefronts on and around McKean Avenue in Charleroi, a downtown that’s being actively reinvested, and needed renters to see that before they ever called.
02THE IDEA
Make it feel like a place you’d want to live, then make the management promise specific. Warm and editorial on top, practical underneath: what’s available, what it costs, and how fast someone answers when the sink breaks.
EXHIBIT B
The Coterie standard
01Responsive management: same-day acknowledgment, next-business-day follow-through.
02Well-maintained spaces, inspected and freshened before every move-in.
03Community-centered, with real care for the neighborhood.

04KEY UX
- Availability up front. Each building card shows what’s open, unit types and how many are available.
- A page per building. The Lumière, The Obsidian and Halcyon Flats, each with floor plans, rents and amenities.
- Sell the neighborhood. “A neighborhood worth being early to”: Charleroi’s walkable, brick downtown on McKean Ave.
- Resident portal, honestly labeled. A coming-soon page that lists what’s on the way and how to reach the team today.
- Answers before calls. An FAQ, plus contact and resident login in every header.
